Tips for First-Time Homebuyers in Dallas–Fort Worth

Updated October 2026.

Buying your first home is exciting, and it’s a big financial decision. The good news is that most of the stress comes from surprises, and most surprises can be avoided with preparation. These tips walk you through what to do before, during, and after your home search in Dallas–Fort Worth.

Before you start looking

Know your full monthly cost, not just the price

Your payment includes principal and interest, plus property taxes, homeowners insurance, and any HOA dues. In Texas, property taxes and insurance can be a large share of the payment and vary widely by city and school district, so compare total monthly cost, not just the list price.

Plan for cash beyond the down payment

Set aside money for closing costs, earnest money, the option fee you pay for the right to terminate during the option period, inspections, and moving. Keep a cushion for repairs after you move in.

Get preapproved before you tour

A preapproval shows sellers you can follow through and tells you what you can comfortably afford. Ask lenders about first-time buyer and down payment assistance programs available in Texas. Our preapproval guide explains what lenders review, and you can meet our preferred lenders.

Protect your credit until closing

Avoid opening new credit, financing a car or furniture, changing jobs, or moving large sums of money without talking to your lender first. Any of these can change your loan approval.

While you search

Choose a buyer’s agent and read the agreement

Since January 1, 2026, Texas law requires a written agreement between you and an agent before the agent shows you a home. The agreement must explain the services, the term, and the compensation, which is negotiable. Read how to choose a buyer’s agent in Texas before you sign.

Narrow your areas first

Decide what matters most: commute, school district, budget, lot size, or new construction versus an established neighborhood. Then focus your search. Our DFW community guides and house hunting guide can help.

Tour with a checklist

Look past the paint and furniture. Check the roof, windows, water stains, the HVAC system’s age, drainage, and noise. Visit at different times of day if you’re serious about a home.

Making an offer and closing

First-time buyer mistakes to avoid

  • Shopping before you know your real budget.
  • Skipping inspections on a newer or newly built home.
  • Using all your savings and leaving no repair cushion.
  • Making big purchases on credit before closing.
  • Signing agreements you haven’t read.
