The Buying Process

Six Stages from Plan to Keys

Every purchase is different, but most follow these stages. Choose a stage to see what you’ll do, how we help, and a short video from our team.

Start by getting clear on what you want and why. A plan built around your goals, preferred locations, timing, priorities, and a comfortable budget makes every later decision easier.

What you’ll do

Think through your timeline, must-haves, and nice-to-haves, and the areas you’d like to live in. Consider the monthly payment that feels comfortable—not just the most you might qualify for.

How Clever Realtors helps

Connecting with an agent early lets you talk through your goals, compare Dallas–Fort Worth areas, and set realistic priorities before you start touring.

Checklist

Good to know

In Texas, an agent must have a written agreement with you before showing you a home. Talking with an agent early gives you time to review that agreement—including the services provided and how your agent is compensated—before tours begin.

Unless you’re paying cash, talk with a lender early. A preapproval shows how much a lender may be willing to lend after reviewing your finances, so you can shop with a realistic budget.

Preapproval is not final loan approval. Final approval comes later, after the lender reviews the specific home, the appraisal if required, and updated documentation.

What you’ll do

Compare lenders, provide financial information for preapproval, and plan for your down payment, closing costs, and the ongoing costs of owning a home—such as property taxes, homeowners insurance, and any HOA dues.

How Clever Realtors helps

We can introduce you to lenders we work with and explain how your financing affects your offer. You’re free to choose any lender.

Checklist

Buying with cash?

You’ll typically provide proof of funds with your offer. Even without a lender, you may still choose an inspection and an appraisal for your own peace of mind.

With your plan and financing in place, start comparing homes and neighborhoods. Seeing homes in person helps you refine what really matters.

What you’ll do

Review listings, compare neighborhoods, commutes, and home features, schedule tours, and update your priorities as you learn what you like.

How Clever Realtors helps

Your agent can arrange showings, point out what to look for during tours, and help you compare homes side by side.

Checklist

When you find the right home, you and your agent decide on an offer strategy based on comparable sales, current competition, and your goals.

What you’ll do

Review comparable properties, decide on price and terms—such as closing date, financing, and any requested seller contributions—and submit a written offer. Once both sides sign, the contract creates legal commitments, so review it carefully.

How Clever Realtors helps

We help you understand the comparables, prepare your offer, and negotiate price and terms on your behalf.

Buyer representation and compensation. In Texas, an agent must have a written agreement with you before showing you a home. It explains the services provided and how your agent is compensated. Compensation is negotiable. A seller may agree to contribute toward it as part of an offer, but that isn’t guaranteed—representation isn’t automatically free.

Checklist

After your offer is accepted, you’ll use the time provided in your contract to learn more about the home and meet your lender’s requirements.

Inspection vs. appraisal. A home inspection evaluates the property’s condition. An appraisal estimates its market value, usually for your lender. An appraisal does not guarantee the home’s condition.

What you’ll do

Schedule inspections, review the findings, discuss any repair requests, respond to your lender’s requirements, and review the title commitment and related documents.

How Clever Realtors helps

We help you keep track of contract deadlines, understand inspection findings, and negotiate repair requests.

Checklist

About the option period

Many Texas buyers negotiate an option period: a set number of days during which they can terminate the contract for any reason, in exchange for an option fee. It applies only when it’s included in your signed contract and the fee is paid on time. Deadlines and protections always depend on the agreement you sign.

As closing approaches, you’ll review your final documents, walk through the home, and confirm everything is ready.

What you’ll do

Review your closing disclosure and other documents, complete a final walkthrough, arrange your funds using instructions verified with the title company, and sign at closing.

How Clever Realtors helps

We coordinate with your lender and title company, help you prepare for the walkthrough, and keep you informed through closing and funding.

Protect your funds. Before sending money, confirm wiring instructions by calling the title company at a phone number you’ve verified independently—never one from an email alone.

Checklist

When do I get the keys?

You receive the keys when the transaction has funded and possession transfers under the terms of your contract—which isn’t always the moment you sign.

Buyer FAQ

Common Questions from Buyers

Where should I start when buying a home?

Start with a plan: your timeline, the areas you’re considering, your must-haves, and a monthly payment that feels comfortable. From there, talk with a lender (unless you’re paying cash) and an agent so you can begin your search with a realistic budget.

Should I talk to an agent or a lender first?

Either order can work, and many buyers talk with both early. A lender can help you understand your budget and preapproval. An agent can help you plan your search and compare areas. In Texas, you’ll need a written agreement with an agent before they show you a home, so it helps to have that conversation before touring.

What costs should I expect besides the down payment?

Common costs include closing costs, an option fee and earnest money if your contract calls for them, inspections, an appraisal, homeowners insurance, property taxes, and HOA dues where they apply. Your lender can give you a Loan Estimate showing expected costs for your loan.

What is the difference between an inspection and an appraisal?

A home inspection evaluates the property’s condition, such as the roof, structure, and major systems. An appraisal estimates the home’s market value, usually for your lender. An appraisal is not an inspection and doesn’t confirm the home’s condition.

How long does it take to buy a home?

It varies. The search can take anywhere from a few weeks to several months, depending on your needs and the market. Once a contract is signed, the time to closing depends on the closing date in your contract and whether you’re financing—financed purchases often take longer than cash purchases.

Can I work with an agent when buying new construction?

Yes. Many builders allow buyers to bring their own agent, but policies differ. Builders often ask that your agent be with you or registered on your first visit, so it’s best to contact us before visiting a model home or sales office. Your agent can help you review the builder’s contract, incentives, and inspection options.
