Required coached transactions
50/50 Commission Split
50% broker · 50% agent
For the first three transactions of each applicable new type of brokerage activity, the broker and agent work together. The commission is split 50% to the broker and 50% to the agent.
This split replaces the flat sale or lease fee for that transaction — both never apply to the same transaction.
You may qualify for flat pricing in one activity and still need coached transactions in another. The broker reviews your documented prior experience for each activity type; your experience is not automatically reset when you join Clever Realtors.
Clever Realtors operates virtually. Physical office space is not provided.
Agent Experience, Coaching & Promotional Pricing
Under TREC Rule §535.2(i)(5), agents must receive coaching and assistance from an experienced license holder competent in the activity the first three times they perform each new type of real estate brokerage activity. This applies by activity type, not merely to an agent’s first three transactions overall.
At Clever Realtors, agents must consult with the broker before undertaking an activity subject to this requirement and may not handle it without the required coaching and assistance.
For these qualifying transactions, the broker and agent work together under a 50/50 commission split: 50% to the broker and 50% to the agent. The advertised $500 sale fee or $200 lease fee does not apply; the commission split replaces the flat transaction fee.
The commission calculation and treatment of any deductions must be documented in the agent’s written brokerage agreement before work begins. The 50/50 split is Clever Realtors’ compensation policy, not a fee required by TREC.
Once the broker verifies completion of the three required coached transactions for that activity type, the agent becomes eligible for the advertised flat transaction pricing, subject to the brokerage agreement. Beginning a different type of brokerage activity may require a new series of coached transactions.
