Carrollton is easy to overlook on a map of Dallas suburbs, but it has things many of its neighbors don’t: a real historic square, a regional dining destination, and three rail lines. It also spans three counties, which matters when you buy. Here is the guide.

Downtown and the rail hub

Historic Downtown Carrollton centers on a town square with local shops, restaurants, and a farmers market. Right next to it, Downtown Carrollton station serves DART’s Green Line and, since October 2025, the Silver Line to Addison, Richardson, Plano, and DFW Airport. Living near the square can mean walking to dinner and to the train.

Old Denton Road’s Korean dining district

The Old Denton Road corridor is known across the region for Korean restaurants, bakeries, cafes, and grocery stores. It draws visitors from all over North Texas, especially on weekends.

Three counties, three school districts

Carrollton spans Dallas, Denton, and Collin counties and is served by Carrollton-Farmers Branch ISD, Lewisville ISD, and Dallas ISD. Two homes a mile apart can have different tax rates and school assignments, so confirm both for every address.

Parks and nature

The Elm Fork Nature Preserve protects about 40 acres of woodland that was never clear-cut, with a nature center at McInnish Sports Complex. The nearby Dimension Tract adds a 14-acre pond, wetlands, and a canoe and kayak launch on the Trinity River. Josey Ranch Lake Park offers walking paths, and Indian Creek Golf Club offers public golf.

Homes and neighborhoods

You’ll find established single-family neighborhoods, newer homes in the north, and apartments and townhomes near downtown and the rail stations. Compare homes of similar age and location, and ask about HOA rules in newer subdivisions.

Questions to ask before you buy, sell, or rent in Carrollton

  • Which county and school district is this address in?
  • How far is the nearest rail station, and which lines serve it?
  • Is the home part of an HOA, and what are the dues?
  • For older homes: what updates have been made to foundation, roof, and systems?
  • For sellers: which recent sales match your county and school district?
  • For renters: what are the parking and pet rules?
