Updated October 2026. This article replaces a December 2023 post about investor Grant Cardone’s prediction of a major real estate correction.
Every few years, headlines warn that a housing correction is coming. Some predictions prove right and many don’t. Either way, the useful question isn’t whether a famous investor is right. It’s whether your plans would still work if prices in your part of Dallas–Fort Worth softened.
What a “correction” usually means
A correction is a period when prices fall or flatten after a run-up, often because higher mortgage rates reduce what buyers can afford, more homes come on the market, or demand slows. Corrections are usually uneven. In a region as large as DFW, one city or price range can soften while another stays steady.
Signals worth watching
- Inventory: how many similar homes are for sale near you.
- Days on market: whether homes are taking longer to sell.
- Price reductions: how often sellers cut their asking price.
- Mortgage rates: rate changes directly affect buyers’ budgets.
- New construction: builder incentives can pull buyers away from resale homes.

If you’re planning to buy
- Base your budget on a payment you can afford for years, not on a hoped-for price drop.
- A softer market can mean more negotiating room: repairs, seller concessions, or a better price.
- Keep your preapproval current, since rates and lender guidelines change.

If you’re planning to sell
- Price from recent nearby sales, not from last year’s peak.
- Presentation matters more when buyers have choices.
- Estimate your net proceeds so you know your floor before offers arrive.

If you already own and aren’t moving
Short-term price swings matter less if you aren’t selling soon. Focus on what you control: a payment you can comfortably afford, an emergency fund, and maintenance that protects your home’s value.
