Dallas–Fort Worth Home Selling Guide Sell Your Home with a Clear Strategy. Understand your market, prepare your home, and navigate your next move with guidance from Clever Realtors. Your reasons, timeline, and next home shape every decision that follows, from pricing to your closing date. Your next stepsThink about why you’re selling, when you’d like to move, and where you’re going next. If you’re also buying, consider whether you need to sell first, buy first, or line up both closings. How we helpWe talk through your goals and timing, explain how the selling process works in Texas, and help you plan the order of your sale and your next purchase. Checklist Clarify your reason for selling Choose a target move date Decide where you’ll live next Check your mortgage payoff amount Selling and buying at the same timeCommon approaches include selling first and renting briefly, making your purchase contingent on your sale, negotiating a short leaseback after closing, or coordinating both closings close together. Each has trade-offs, and your lender can explain how your current home affects your next loan. Tell us what matters most to you—price, timing, privacy, or convenience—and how you prefer to communicate. It weighs recent comparable sales, the homes you’ll compete with, your home’s condition and features, and how the market is moving. Your next stepsReview the comparable sales and active listings with us, discuss how your home’s condition compares, and choose a list price and strategy you’re comfortable with. How we helpWe prepare a comparative market analysis (CMA) for your home and explain the reasoning behind a suggested price range, so you can make an informed decision. Three different estimates. An agent’s CMA is a market analysis based on local data and your home’s specifics. An appraisal is a licensed appraiser’s opinion of value, usually ordered by the buyer’s lender. An automated online estimate is generated by software without seeing your home. None of them guarantees a sale price. Checklist Review recent comparable sales Look at competing active listings Estimate your net proceeds Choose a list price strategy Watch Video · 1:07Market Analysis & Pricing Strategies Request a Pricing ConsultationRead: Market Analysis, Pricing & Strategies ← PreviousNext: Listing Agreement → 04Review the Listing Agreement The listing agreement is the written contract between you and the brokerage. Read it carefully and ask questions before you sign. Your next stepsReview the services included, the listing period, the list price, each side’s responsibilities, showing instructions, the marketing plan, and the compensation you’re agreeing to—including whether you’ll offer any compensation to a buyer’s agent. How we helpWe walk you through each section in plain language and answer questions before you sign. Commissions are negotiable, and everything we agree on is put in writing. About Clever Realtors’ fee. Our listing commission is 1.5% for listing-side services. Any buyer-agent compensation you agree to and other closing costs are separate. Your listing agreement states exactly what you’ll pay. Checklist Review services and responsibilities Confirm the listing period Understand all compensation terms Ask questions before signing Disclosures you may needMost Texas sellers of single-family homes must give buyers a Seller’s Disclosure Notice describing the property’s condition. Homes built before 1978 also require a federal lead-based paint disclosure. If your home is in an HOA, you may need to provide HOA documents. We’ll tell you which apply to your property. A clean, well-presented home photographs better and shows better in person. Your next stepsHandle practical repairs, declutter, deep clean, and boost curb appeal. Gather information buyers will ask about, such as utility costs, HOA details, and the age of major systems. How we helpWe recommend which repairs and updates are worth considering, share presentation and staging advice before photos and showings, can refer you to cleaning providers, and arrange listing photography. Your listing agreement spells out which services and costs are included. Preparation checklist For your own planning only. Checking items doesn’t send anything to Clever Realtors or confirm your home is ready to list. Fix small repairs: leaks, bulbs, doors, and touch-up paint Declutter and pack items you won’t need Deep clean, including windows and carpets Remove or store personal photos and valuables Refresh curb appeal: lawn, beds, entry Let in light: open blinds, replace dim bulbs Gather warranties, receipts, and HOA documents Plan for pets during photos and showings Watch Video · 2:10Prepare Your Property for Sale Watch Video · 1:17Cleaning Service & Photographers Before Listing Ask About Preparing Your HomeRead: Prepare Your HomeRead: Cleaning and Photographers ← PreviousNext: Launch and Showings → 06Launch, Market, and Manage Showings Once your home is listed, the focus shifts to exposure, easy showings, and honest feedback. Your next stepsKeep the home show-ready, respond to showing requests, and review buyer feedback and activity with us. If interest doesn’t match expectations, we’ll revisit price, presentation, or terms together. How we helpWe list your home on the MLS, which shares it with many real estate websites, and promote it through channels such as social media, online ads, email to our contacts, and flyers. Showings are scheduled through BrokerBay, so you get text and email notifications when appointments are requested. We hold open houses when they make sense for your home. Financing, contingencies, requested concessions, and timing all affect what you’ll net and how likely the sale is to close. Your next stepsReview each offer’s price and terms, compare your estimated proceeds, and decide whether to accept, counter, or decline. You choose which offer to pursue. How we helpWe summarize each offer side by side, explain the terms and risks, estimate your proceeds, and negotiate on your behalf. Hypothetical example — for illustration only Two hypothetical offers compared TermOffer AOffer B Price$415,000$405,000 FinancingConventional loanCash AppraisalRequired by lenderNot required Option period10 days5 days Seller concessions requested$8,000None Proposed closing45 days21 days Price minus concessions$407,000$405,000 In this example, Offer A’s higher price shrinks after concessions and carries appraisal and financing steps, while Offer B is lower but simpler and faster. Neither is automatically better—it depends on your goals. Figures are illustrative and exclude other selling costs. What is the option period? Many Texas buyers negotiate an option period: a set number of days during which they can end the contract for any reason, in exchange for an option fee paid to you. It applies only if it’s in the signed contract and the fee is paid on time. Buyers often use this time for inspections. Your signed contract sets the deadlines, and staying on top of them keeps the sale on track. Your next stepsProvide access for inspections and the appraisal if the buyer is financing, respond to repair requests, provide documents the title company needs, and plan your move around the agreed possession date. How we helpWe track contract deadlines, negotiate repair requests, coordinate with the buyer’s agent, lender, and title company, and keep you informed through closing and funding. Under Contract to Closing Earnest money and option fee received Inspections completed Repair requests negotiated Appraisal completed, if applicable Title issues and payoff handled Closing documents reviewed Sign at closing Funding and possession as agreed Signing, funding, and possession aren’t always the same moment. The sale is complete once it funds. Possession transfers when your contract says it does—often at closing and funding, or later under a separate lease agreement. Protect your proceedsConfirm any wiring or payment instructions by calling the title company at a phone number you’ve verified independently—never one from an email alone. Ask us before starting larger projects. Not every update pays for itself, and we can help you decide which ones are worth considering for your home and price range. How do you decide on a list price? We prepare a comparative market analysis using recent comparable sales, competing listings, and your home’s condition and features, then talk through a price strategy with you. The final list price is always your decision. No analysis can guarantee what a buyer will pay. What costs should I expect when selling?Typical costs include the listing commission, any buyer-agent compensation you agree to, title and escrow charges as set by your contract, prorated property taxes, your mortgage payoff, HOA transfer or document fees where applicable, and any repairs or concessions you agree to. Clever Realtors’ listing commission is 1.5% for listing-side services. Ask us for an estimated net proceeds sheet for your situation. How do showings work?Buyer’s agents request appointments through BrokerBay, and you’re notified by text and email so you can approve them based on your showing instructions. Most sellers step out during showings. We share buyer feedback with you as it comes in. How do I compare multiple offers?Look beyond price. Compare financing type, appraisal and other contingencies, option period length, requested concessions or repairs, and the proposed closing date, then estimate what each offer would net you. We prepare a side-by-side summary and explain the trade-offs so you can decide. Can I sell my home and buy another at the same time?Yes. Common options include making your purchase contingent on your sale, negotiating a short leaseback so you can stay after closing, or scheduling both closings close together. Talk with your lender early about how your current home affects your next loan. We can help coordinate both sides. How long does it take to close? It depends on your contract and the buyer’s financing. Cash sales can close faster, while financed sales take longer because of the loan and appraisal process. Your signed contract sets the closing date. Keep in mind that funding and possession may not happen at the moment you sign. Let’s Build Your Selling Plan.
